Flexi Rent Dubai is a Dubai Land Department (DLD) initiative, launched on 23 June 2026, under which participating property management companies let tenants pay a lease of 12 months or more in monthly, quarterly or semi-annual instalments. It applies only to units those companies own or manage and choose to include. The agreed plan goes into the tenancy contract, which is registered in Ejari as usual, and the company, not DLD, collects the rent.

  • Who offers it: 12 companies were shown on DLD's Flexi Rent page on 29 October 2026, including Wasl, Deyaar and Dubai Investment Real Estate.
  • Who qualifies: UAE residents with valid residency documents, on leases of at least 12 months, for apartments, villas, offices or retail units.
  • What it isn't: a DLD payment service or a short stay. DLD sets the framework; each company sets its own terms.
  • Cost: DLD doesn't publish fees. Companies may add discounts or other incentives, so compare the full year's cost in writing.

What is Flexi Rent in Dubai?

Flexi Rent is a voluntary DLD framework that lets property management companies offer smaller, more frequent rent payments on an ordinary yearly lease. Payments can be monthly, quarterly or semi-annual, depending on the company. DLD writes the rules and promotes the participating companies; the companies run the contracts and collect the rent.

DLD launched it by signing cooperation agreements with 11 real estate companies. They apply the model to vacant or eligible units they own or manage, may add grace periods, discounts or other incentives for new tenants under their own approved policies, and must explain the options to tenants. DLD promotes the companies on its website and in the Dubai REST app, and during the pilot it tracks units enrolled, occupancy, on-time payments and complaints. The tenancy law doesn't change: the plan sits in a normal tenancy contract.

Flexi Rent Dubai partners: which companies offer it?

Only companies that have joined DLD's initiative. DLD's launch release named 11, and its Flexi Rent page showed 12 company logos on 29 October 2026. Each company decides which of its units are included, so ask about a specific unit before you count on paying monthly.

Who is eligible for Flexi Rent?

DLD's page lists apartments, villas, offices and retail units; tenants who are UAE residents with valid residency documents; and leases of at least 12 months. The unit must be one the participating company has chosen to include, and companies can add their own approval checks: Wasl, for example, offers plans on selected residential properties.

DLD doesn't say whether a sitting tenant can switch mid-lease. A new payment schedule is an amendment to the contract, which needs both sides to agree and must be registered. At renewal, a party that wants different terms must give 90 days' notice before the lease ends, unless the contract says otherwise, so raise it early. Our rent increase guide covers the renewal rules.

How do you apply for Flexi Rent?

Start with a participating company, not DLD. Ask which of its units are included, agree a payment plan, and make sure the schedule, the amounts and any incentive are written into the tenancy contract before you pay the first instalment and register the contract in Ejari.

  1. Pick a company from DLD's Flexi Rent page and ask which of its units are included.
  2. Get the plan in writing: how often you pay, each amount and due date, accepted payment methods, the security deposit and any fees, grace period or discount.
  3. Check the listing and the company as you would for any rental; see our guide to checking whether a rental is legitimate.
  4. Sign a contract with the schedule in it and register it in Ejari; our Ejari guide explains how.
  5. Keep a record of every instalment and receipt until the lease ends.

Does Flexi Rent cost more?

DLD doesn't set or publish a price for Flexi Rent. Each company decides its own terms, may offer discounts or other incentives, and may still charge a security deposit and other fees. Compare the total you will pay over the year, not the monthly figure, and get every charge in writing.

Wasl's own page on the scheme says deposits and other fees may still apply. DLD hasn't said whether the yearly total matches what you would pay in one or two cheques, so check your contract. Landlords weighing incentives can use our guide to net effective rent.

What happens if you miss an instalment?

The tenancy law applies as for any lease. If rent, or part of it, is still unpaid 30 days after the landlord serves a notice to pay through a notary public or registered post, the landlord can seek eviction at the Rental Disputes Center (RDC), unless the contract says otherwise. Late fees depend on the contract.

A rent or eviction claim at the RDC costs 3.5% of the annual rent, between AED 500 and AED 20,000, plus small fixed fees. Smaller, more frequent payments make a missed one easier to spot early, on both sides. Landlords can read our guides to rent payments and late fees and Dubai tenancy laws.

Can landlords offer Flexi Rent?

Property management companies operating in Dubai can apply to join through DLD's approved channels; taking part is voluntary and units can be added later. An individual owner can reach it by letting through a participating company that includes the unit, or can simply agree more frequent payments with a tenant under an ordinary lease.

The law requires every tenancy contract to state the rent and how it is paid, and the method is agreed between landlord and tenant. More instalments mean more collection work and more points where a payment can fail, traded against a shorter vacancy; our guide to avoiding vacancy helps with that decision. Flexi Rent covers standard leases of 12 months or more. Rooms or bed spaces let to several residents fall under the separate shared housing law.
