Etihad Rail's Dubai Station opened with the UAE's national passenger network on 30 September 2026, and a pedestrian bridge links it to Jumeirah Golf Estates Metro Station. Trains run between Dubai, Abu Dhabi and Fujairah, with fares from AED 39. For Etihad Rail Dubai property decisions, the station matters most to homes within easy reach of that interchange and of Route 2020 of the metro, and any effect is likely to show in tenant demand and rents before it shows in sale prices. Here is what is confirmed, what is still planned, and how to judge a home near the line.

  • Opened: the station was inaugurated on 28 September 2026, and passenger services between Abu Dhabi, Dubai and Fujairah began on 30 September.
  • Metro link: a dedicated pedestrian bridge connects it with Jumeirah Golf Estates Metro Station on Route 2020 of the Red Line.
  • Fares: from AED 39 in Comfort Class and AED 109 in Premium Class, booked in the Etihad Rail app, on its website or at station ticket machines.
  • One QR code: a single QR code can be used for Etihad Rail journeys and for the Metro, tram and buses.
  • More stations coming: Madinat Zayed and Liwa on 30 November 2026, the rest of Al Dhafra on 30 December 2026 and Sharjah on 30 March 2027.

Where is the Etihad Rail station in Dubai?

The Dubai Media Office describes Etihad Rail's Dubai Station as a key connection point between the national network and Dubai's own transport system. It is joined to the metro station in Jumeirah Golf Estates by a dedicated pedestrian bridge, so passengers can change between national rail and the Dubai Metro on foot.

Jumeirah Golf Estates Metro Station is on Route 2020, the Red Line branch towards Expo 2020 that splits from the main line at the Jebel Ali interchange. The RTA opened the station in 2021. The branch also has stations at The Gardens, Discovery Gardens, Al Furjan and Dubai Investment Park, so homes along it can reach national rail by metro as well as by road.

Etihad Rail Dubai property: which communities are closest?

Distance on a map is only part of the picture. What counts is how quickly you can reach the platform: on foot, by car, or by metro along Route 2020. These communities have the most direct links:

The communities that gain most are those with a quick walk, drive or metro ride to the interchange.

Will Etihad Rail push up property prices near the station?

Nobody can show that yet. The Dubai station has been open for less than a month, and there is no official data on prices or rents around it. Transport links tend to show up first in what tenants ask for, how quickly homes let and what they rent for, and only later, if at all, in completed sale prices. A higher asking price on a listing that mentions Etihad Rail is not evidence that the market has moved.

To see what is actually happening, compare registered transactions for the same building or community before and after 30 September 2026 in Dubai Land Department's open data, and watch rents over the next renewal cycle. Our look at the Blue Line and property prices asks the same question about the metro.

"Near Etihad Rail" is not a distance Off-plan launches and listings are already using the station in their marketing. Measure the real door-to-platform journey yourself: walk it or drive it at rush hour, and check whether you would need a metro ride or a bus, before you pay a premium for being close to the line.

Who gains most: tenants, landlords or buyers?

  • Tenants who commute between emirates. A home in Jumeirah Golf Estates or along Route 2020 now comes with a rail option to Abu Dhabi and Fujairah, which can put the area on the list for people who work outside Dubai.
  • Landlords near the interchange. A wider pool of potential tenants can help with letting, but rents still depend on how many similar homes are on the market. Our property management team can price a renewal against current lettings.
  • Buyers. The station is a long-term plus for access, not a guarantee of capital growth. Compare the price with the rent you can achieve using our ROI calculator and the true rental yield guide.
  • Off-plan buyers. Check the handover date, the project's escrow registration and the walking route from the finished building, not the brochure. Browse current off-plan projects with these questions in mind.

How do you judge a home near the Etihad Rail station?

  1. Time the journey. Walk or drive from the building to Jumeirah Golf Estates Metro Station at the hour you would travel.
  2. Check the timetable. Look up the trains you would actually take on Etihad Rail's live schedule; the network is still adding stations in stages.
  3. Compare transactions, not asking prices. Use DLD's open data to see what similar units sold for before and after 30 September 2026.
  4. Look at rents and supply. New launches nearby can absorb demand, so ask what similar homes have let for recently.
  5. Visit at different times. Traffic around a new interchange changes through the day and the week.
  6. Get a second opinion. Talk to our team about prices, rents and resale in Jumeirah Golf Estates and the communities along Route 2020.
