Tokenized real estate in Dubai means owning a small share of a property as a digital token, under Dubai Land Department's (DLD) Real Estate Tokenisation Project. DLD started the pilot in March 2025 as the first land registry in the Middle East to tokenise title deeds. Its first platform, Prypco Mint, opened in May 2025 with shares from AED 2,000, for UAE ID holders and in dirhams only, and since 20 February 2026 tokens can be resold in a controlled secondary market. This guide explains how tokenized real estate Dubai investments work, what the pilot has delivered so far and what to check before you put money in.
- Who runs it: DLD with the Virtual Assets Regulatory Authority (VARA), the Central Bank of the UAE and Dubai Future Foundation's Real Estate Sandbox; Zand Digital Bank is the banking partner for the pilot.
- Entry point: shares from AED 2,000 at launch; the first project's average investment was AED 10,714.
- Who could invest at launch: UAE ID holders only, paying in UAE dirhams; no cryptocurrency is used.
- Resale: Phase II opened the resale of about 7.8 million tokens on 20 February 2026, within a controlled pilot.
- Outlook: DLD projects tokenised real estate could reach AED 60 billion, up to 7% of Dubai's property market, by 2033.
How does tokenized real estate work in Dubai?
In the pilot, a property's title deed is tokenised: the asset is divided into digital tokens recorded on a blockchain, and each investor buys as many as their budget allows, so several people co-own one property. DLD runs the project with VARA, which licenses the platform, and in May 2025 it launched a Property Token Ownership Certificate for investors.
Under Dubai law, no one may carry out virtual asset activities in or from Dubai without a licence or approval from VARA, and VARA says firms that offer, market or facilitate tokenised real estate need that licence. Payments in the pilot are made in UAE dirhams, which makes this different from buying property with cryptocurrency.
What has happened since the pilot began?
| Date | Milestone |
|---|---|
| 19 March 2025 | DLD launches the pilot phase of the Real Estate Tokenisation Project with VARA and Dubai Future Foundation |
| 25 May 2025 | Prypco Mint opens: shares from AED 2,000, for UAE ID holders, in dirhams only |
| 29 May 2025 | The first project sells within a day: 224 investors from 44 nationalities, 70% of them new to Dubai property, average investment AED 10,714; DLD launches the Property Token Ownership Certificate |
| 11 June 2025 | The second project is fully funded in 1 minute 58 seconds by 149 investors from 35 nationalities |
| 9 February 2026 | DLD announces Phase II: resale of about 7.8 million tokens from 20 February 2026, in a controlled pilot |
| 19 February 2026 | VARA confirms the first phase is complete and that Phase 2 tests secondary-market mechanisms, and warns about unapproved promotions |
Demand has been strong from the start: in the first project, 70% of the 224 investors were buying into Dubai property for the first time, and by the second project DLD reported a waiting list of more than 10,700 investors.
Tokenized real estate Dubai: who can invest and how much?
When Prypco Mint opened, DLD said the platform was available exclusively to UAE ID holders, with plans to expand globally later, and that shares started from AED 2,000. Eligibility, minimums and the platforms taking part can change as the pilot moves through its phases: DLD says it is studying wider participation and more platforms. Check the current terms on the platform before you invest.

Can you sell property tokens?
Yes, within limits. Phase II, which began on 20 February 2026, enabled the resale of about 7.8 million tokens in a controlled pilot that DLD says is designed to assess market efficiency and operational readiness. VARA describes the current stage as supervised testing of secondary-market mechanisms. DLD says any expansion depends on evaluation and the necessary approvals, and VARA has not yet set the scope or timing of the next steps. A resale market works only when there are buyers, so don't assume you can sell quickly at the price you want.
Tokens, a fractional deed or a whole unit?
| Property tokens | Fractional deed or SPV | Whole unit | |
|---|---|---|---|
| Entry | From AED 2,000 at launch | A larger share of one property | The full price plus purchase costs |
| What you hold | Tokens in a tokenised title deed, with DLD's token ownership certificate | A share of a co-owned title deed, or shares in a company that owns the property | Your own title deed |
| How you sell | A controlled secondary market since February 2026 | As agreed with the co-owners or under the company's terms | On the open market, through a broker |
| Who decides on letting and selling | Set out in the platform's terms | The co-owners or the company | You |
Our guide to fractional ownership in Dubai covers co-owned title deeds and SPVs, and REITs are another way to invest in property without buying a unit.
What are the risks of buying property tokens?
- It is still a pilot. Rules, eligibility and platforms can change as DLD and VARA evaluate each phase.
- Resale is limited. It runs in a controlled market and depends on other investors wanting to buy.
- Fees come off your return. Platforms charge their own fees; read the fee schedule in the platform's terms before you buy.
- One property, one risk. A token's value follows one building's rent and price, so a vacancy or a weak resale market affects you directly.
- Use licensed platforms only. VARA has warned that some entities refer to the pilot in their marketing without approval, and says only its own formal communications should be relied on.
Check the licence before you invest Before you put money into any tokenised property offer, confirm that the firm holds a VARA licence for it. VARA says offers that claim to be part of the pilot without formal authorisation should be treated with caution.
Is tokenized property right for you?
Tokens suit residents who want a small, registered stake in Dubai property and can leave the money invested for a while. If you want rental income you control, the option of a mortgage or a home to live in, a whole unit is the more direct route, and first-time buyers should look at DLD's First-Time Home Buyer Programme. Yes, within DLD's pilot. DLD runs it with VARA, and VARA says any firm that offers, markets or facilitates tokenised real estate in or from Dubai needs its licence or approval.
What is the minimum investment?
When Prypco Mint opened in May 2025, shares started from AED 2,000. Minimums can change as the pilot develops, so check the current figure on the platform.
Can non-residents buy tokenized property in Dubai?

Can I sell my property tokens?
Since 20 February 2026, tokens can be resold in a controlled secondary market under Phase II of the pilot. Resale depends on demand from other investors.
Do I pay in cryptocurrency?
No. DLD says all transactions in the pilot are made in UAE dirhams, and no cryptocurrency is used.
